Fellowship Village
A residential Independent Living setting offering over 72 acres of beautifully landscaped grounds with access to walking trails, outdoor dining and amenities.
-
This project encompasses the repair and replacement of exterior deck railings at the Fellowship senior living community. The work will ensure structural integrity, safety, and compliance with all applicable building codes, with specific consideration for the safety of senior residents.
-
The project was completed during typical business hours (a challenge in itself), and in accordance with local community guidelines on best practices.
-
Following a mid-project change in ownership, resulting in new facility management and leadership, previously established standards and expectations were altered. To maintain transparency and establish revised expectations, NJSB implemented a Project Turnover Report as a final deliverable. This document details the complete project handover from the project team to the client, confirming project completion and providing comprehensive information, including final project status and any outstanding issues.

Seabrook Village
Seabrook located in Tinton Falls, New Jersey is a vibrant senior living community managed by Erickson Senior Living(R), one of the nation's largest and most respected networks of continuing care retirement communities (CCRCs).
-
The goal of this project is to combine two existing apartment units within a senior living community into a single, cohesive living space. The newly combined apartment will provide more room and amenities to accommodate the needs of a senior resident while adhering to the community's standards for accessibility, safety, and comfort.
-
Collaborate with the client and an architect to create a unified floor plan. Conduct a thorough assessment of the two apartment units, including layout, structural integrity, plumbing, electrical systems, and HVAC to identify any potential issues with combining the units.
-
Seabrook Village has residential housing the units that are 8-10 stories high. This was a logistical challenge as we needed to access below and above the units we were working on. We worked with our client to provide long-term timelines and communicated to them in a transparent manner, so that the client had ample time to temporarily relocate residents affected by repair efforts.

Brightview Tenafly
Brightview Tenafly provides assisted living and memory care in Northern New Jersey, Englewood, Cresskill, Rockland County, and New York City.
-
This scope of work encompasses a comprehensive interior renovation of Wellspring Village's amenity spaces, corridors, and multi-purpose areas, focusing on enhanced functionality, aesthetics, safety, and accessibility through flooring replacement, painting, and furniture updates. Brightviews capital project considerations include memory care enhancements (retractable belts, signage, temporary walls), community impact mitigation (shutdowns, service points, safe construction walk paths), and standard project management protocols (kickoff meetings, turnover reports, daily reporting, material checks, approvals, RFIs, and submittals), executed by ethical and reliable staff and leadership.
-
A key operational priority is enhanced safety, especially given the presence of a memory care unit housing residents with conditions such as Alzheimer's, dementia, or other cognitive impairments. Continuous supervision of staff, materials, tools, and machinery is paramount. These items must be secured off-site during non-working hours and closely monitored during use, with mandatory regular reporting and monitoring procedures in place.
-
With the inclusion of a memory care unit, additional safety obligations had to be met. This was no problem for NJSB because of our commitment to continual education in the field of Senior Construction.
